Royal Site Development Plan

The development will comprise a mix of residential, commercial, leisure and retail space in four phases linked by a central plaza and high quality hard and soft landscaping with specially commissioned public art.

  • Royal Terrace - 120,000 sq.ft. Mixed use scheme with Residential Apartments, Retail, Dining and Health & Beauty Space.

Royal Terrace
This is a unique and innovative mixed use scheme of 40 Local Market residential apartments and 8 Open Market penthouses plus 30,000 sq.ft of commercial space. There are also prime retail units and a restaurant situated on the front of the Royal Terrace overlooking the QEII Marina, Herm, Sark and Jethou. The scheme will also include health and fitness facilities and have secure underground car parking. The modern architectural style incorporates the use of limestone finishes for walls, patented copper roofs and recessed windows which draw on the local Guernsey vernacular. Permission in principle was given for Royal Terrace on 2nd March 2004 and full planning permission has recently been granted.

The Royal Plaza
The Royal Plaza runs along the heart of the scheme and provides a public open space of extremely high quality in respect of the materials and finishes used. Materials of a high specification, public art, water features and standing stones all help to create a fabulous environment in which people can live, work and relax.

Royal Chambers
This building is set to be the second office landmark development facing St Julian\'s avenue and backing onto the Plaza. The 60,000 sq.ft state of the art office space with secure underground parking has recently received planning permission and is under offer to two parties. The building has five-storeys , a full height atrium and large terraces giving it fabulous sea views from the upper floors. Permission in principle was given for Royal Chambers on 28th October 2003 and full planning permission has recently been granted.

The Rotunda
The Rotunda will be a circular building which will house a brasserie/restaurant with a glass front that will slide open during warmer weather to offer a fabulous Al Fresco dining experience with further seating at the top of the Plaza. The Rotunda measures 8,000 sq.ft over two floors with views down through the Plaza to the sea front.

Royal Gardens
This was the first phase of the residential development and was completed in October last year, with many residents today enjoying life on one of the Island\'s most prestigious developments.
